The position of Director – Investment Sales has the primary responsibility of procuring closings of commercial real estate assets, specifically of the retail product type. In pursuit of that goal, daily tasks include client development, cold calling, network meetings and events, and market research. Self-motivation, strong negotiation skills, and the ability to work with a team are critical components of this role.
Develop strategic plans related to acquiring exclusive listing agreements with shopping center owners.
Serve as a strategic advisor to clients in the procurement, holding, and sale of their real estate portfolios.
Attend networking events and advertise company’s portfolio of centers to potential buyers and acquisition brokers.
Coordinate and perform due diligence including lease abstraction, financial statement analysis, rent roll validation and operating expense validation.
Prepare analyses of properties, including broker opinion of value (BOV), market comparable reports, and other research data.
Minimum of 5 years’ experience as a commercial investment sales agent, preferably on grocery-anchored retail product.
A current Florida Real Estate Salesperson or Broker license.
Strong financial modeling skills with experience using Argus DCF.
Demonstrable interpersonal and relationship building skills, including the ability to work effectively in teams.
Exceptionally strong communication skills, demonstrated in both writing and conversation.
Flexibility and ability to work independently and execute projects with minimal supervision.
