The New Business Developer will be responsible for creating income and value for the company through the development and cultivation of new business retail leasing opportunities in the portfolio. The New Business Developer will be responsible for leading PREIT’s strategy on diversifying its tenant mix by fostering relationships and partnering with leasing representatives to execute deals with 1) promising E-retailers; 2) emerging U.S. and International brands; 3) restuarants/retailers/franchisees with a national scope 4) best in class local retailers and restaurants and 5) experiential/entertainment type retailers. The New Business Developer will also lead a team of New Business Development Associates whose responsibilities include sourcing and qualifying leads through traditional cold calling and canvassing as well as thoroughly reviewing trade publications for emerging and operating concepts that may populate one or more of our retail properties.
The New Business Developer will:
Proactively identify, develop relationships with, and execute lease transactions with new to portfolio retailers; partner with mall leasing representative to execute on lease transactions when appropriate.
Develop new business via telephone, cold calling, canvassing, trade publications and mass communication such as email and social media.
Educate and inform prospective retailers about the benefits of partnering with PREIT and operating a retail store within the PREIT portfolio. Provide critical research, information, and insights on the retail industry and market knowledge and demographics on PREIT assets.
Lead New Business Development Associates with sourcing by compiling qualified lead pipeline from peer reviews, publications, cold calling, canvassing, social media sites,
Lead sourcing by compiling lists of contacts and basic information of tenant.
Conduct feasibility assessment of emerging brands, startups and new concepts. Identify markets and shopping/dining destinations.
Manage deals through all stages from cold-calling, lease negotiation, visual requirements, legal documentation and store opening.
Be the subject matter expert on e-commerce, emerging retail brands, pop-up retail, and best in class local retailers and restaurants. Provide guidance to upper management, local leasing representatives and center management teams.
Track New Business Development deals, revenue, and lead pipeline.
Communicate effectively and persuasively with prospective tenants.
Communicate effectively to local, regional and corporate employees of various levels.
Cultivate and maintain strong and positive and professional relationships, internally and externally, at all times.
Ensure all reports and databases are maintained and submitted by due dates.
Make recommendations for improvements or develop new processes and methods of communications.
Ensures that all visual merchandising requirements and standards are met for all national, regional, and local deals.
Clear understanding of merchandising, consumer needs and trends.
Attend appropriate ICSC and local retail seminars, conventions, trainings, and meetings.
Compile lists of all prospects and follow up appropriately
Be required to frequently travel
Qualified Applicants will have:
5-7 years of commercial retail leasing or sales experience
Motivated self-starter who can take direction and be resourceful in order to accomplish tasks. Quick leaner with strong business acumen. Must be able to work independently, as needed.
Strong communication skills, both written and oral.
High comfort level with office/corporate environments
Knowledge of all Microsoft products, Adobe Acrobat, eCopy and Salesforce
Experience and comfort in using social media marketing
