Our client is seeking an experienced retail leasing professional who will be responsible for providing hands-on leadership in managing the merchandising and leasing for our portfolio of Strategic Investment Funds (SIF) projects. The position will report to the Chief Operating Officer and will be a key member of the Management Team. The Vice President of Leasing will play a key role in implementing the Company’s future growth plans.
The Vice President of Leasing will examine how to enhance growth, profitability and value creation by evaluating internal leasing operations, merchandising strategy, and direct the daily activities of the leasing staff. In addition, this position will have accountability for building and leading a skilled leasing team, increasing the overall leasing and merchandising acumen of the Company, and assuring that the leasing function remains fundamentally excellent while executing leases with local, regional, and national retailers.
The Vice President of Leasing position requires a Bachelor’s Degree and significant retail real estate leasing and management experience. The ideal candidate is employed as a Vice President or Leasing Director in a retail real estate operating company and a work history that includes retail experience in the mall sector is strongly preferred.
Oversee all leasing endeavors with respect to the Company’s retail/mixed-use projects which includes lease-up, redevelopment and repositioning of assets
Present a strategic vision for each asset and the portfolio as a whole and communicate this vision both internally and externally to partners
Formulate leasing projections for budgetary purposes based on an in-depth understanding of the projects and outside market forces
Transition between “player and coach” to source and negotiate deals while developing and coaching the leasing team on more complicated deals
Recruit, develop, and coach a team of high performing leasing representatives
Develop and implement the overall leasing strategy for each project
Create and implement the ideal tenant merchandising plan to further each project’s brand in the marketplace
Leverage a network of retailer contacts and foster strong relationships with in-house real estate contacts as well as third-party tenant representatives
Increase the overall leasing acumen of the organization while designing scalable internal process and procedure
Travel and network to evaluate new concepts in retail and mixed-use merchandising to ensure a reliable network of contacts and a viable tenant mix at each center
The Vice President of Leasing will have proven track record of deal-making and leadership. He or she will be an outward focused relationship builder who can introduce new retail trends and concepts for the Company while increasing the leasing acumen of the organization.
Specific Candidate Requirements
10+ years of relevant real estate leasing experience with a proven track record of executing complex project leasing transactions
Strong management experience leading teams of leasing and renewal professionals
Exceptional references including positive referrals from former supervisors and an outstanding reputation in the retailer community
Leadership confidence and ability to embrace conflict and manage associates at all levels including multiple direct reports in remote locations
Exceptional analytical, negotiation, presentation, and closing skills
Willingness to travel nationally and attend industry trade shows and deal making events
Willingness to relocate, if necessary
