The Real Estate Manager (REM) will actively search, identify, and acquire sites for build-to-suit development projects within the Southeast. Procuring prospective tenants for the REM’s projects is of key importance.
Duties and Responsibilities
Establish and/or further develop a deep market knowledge of retail trade areas in the Southeast.
Develop new relationships with brokers and owners to establish potential opportunities for site acquisitions
Prepare void analysis and monitor GIS transactional activity in all targeted areas
Travel throughout high growth trade areas regularly to identify/validate targeted locations and market conditions
Prepare/draft Letters of Intent and negotiate terms of the sale with landowners
Secure contractual real estate parcels for presentation to clients and potential purchase
Present viable sites to targeted retail tenants
Foster/further develop relationships with targeted retailers’ Real Estate Managers
Release and facilitate feasibility through in-house engineering and Development Managers
Work directly with in-house Development Managers and support staff to facilitate project progression and fellow associates’ growth and development
Provide management, leadership, and direction to all in-house team members.
Work with team to secure a suitable office location in an acceptable geography at a market rate.
Work with the HR director to hire a qualified office manager/assistant
The responsibilities for this position include keeping an organized and efficient office with a fun and exciting work environment.
5+ years of hands-on site acquisition/ground-up development experience ideally based in Atlanta but would consider any major Southeastern market for right senior person
This is a deal-making role; must have established relationships with freestanding, single-tenant retailers
Demonstrated proven track record in site acquisitions
Bachelors’ Degree required
Proficient use of Microsoft Office applications
Must be a team player and self-starter
It is expected that the REM will produce a minimum of 5 executed leases, ground leases, and/or land transactions within the first 18 months. There will be regular communication and reviews at 6, 12, and 18 months to discuss progress. Our shared goals should be significantly higher than this and we will be excited to see what our team can do!!
