Responsible for the processing of pre-development and construction, including project scheduling, pro-forma budget analysis, site planning, and tenant coordination.
Duties and Responsibilities:
Develops specific financial and business plans for each project (i.e., marketing goals, cash flow requirements, comprehensive budget estimates, etc.).
Evaluates geographic markets, assess project feasibility, and create financial model and pro-forma analysis
Construction administration - implementation of procedures for contracting and risk prevention of the development budget
Makes recommendations to company principals concerning decisions to pursue opportunities and strategies for structuring the transaction(s).
Obtain necessary governmental approvals and/or variances from appropriate municipalities, boards or commissions.
Lead and direct the project development process including, collaboration with design professional, administration of the zoning and entitlements process, and interaction with the leasing team
Prepare conceptual development budget and development schedule
Assemble development team of consultants, attorneys, etc.
Assess environmental impediments
Determine course of permitting and processing
Assess civil and traffic feasibility issues
Develop project-specific handbook for leasing
Manage production of construction documentation for all facets of development
Prepare, manage, and monitor development and construction schedules
Manage construction project team including in-house personnel
Manage partnership agreements
Required Knowledge, Skills and Abilities:
12+ years of real estate development/construction experience within the retail sector of development
Strong reputation and proven track record with municipalities, consultants, and general contractors
Wide range of industry contacts
Creative development ability from ground-up new development to assessing existing product redevelopment opportunity
Undergraduate degree required
Strong presentation skills at various levels from zoning presentations, municipality interaction, and community interest negotiation required
