Movati Athletic is seeking a Vice-President of Real Estate & New Club Development to lead Real Estate development, asset strategy and club construction/fit-out initiatives across our rapidly growing platform. This integrated strategic role encompasses all facets of the Real Estate function including site sourcing and selection; strategic planning/forecasting; negotiation; financial management; development; Project Management; contractor selection; Project team management and executive team collaboration.
The position reports to the CEO and will be located at our Support Center in Toronto, Ontario.

Experience: A track record of success as an VP or Senior Director of Real Estate with deep development and project management functional expertise – both strategic and technical. He/she has had Profit/Loss and Line operation responsibility for large scope projects.
Business Savvy: Demonstrated expertise in developing strategic partnerships. Outstanding relationship skills. Able to establish and maintain strong, positive working relationships with external stakeholders and across the organization. Proven experience of building and maintaining effective network of Brokers, Developers, outside consultants and contractors.
Development: Responsible for opening a targeted number of new locations/year based on capital allocation and direction from the Board. Review and analyze current Broker network and selection of Developers and outside Consultants. In partnership with the CEO and Board, set, continuously evaluate, communicate and deploy the company’s real estate and new club development strategy including deciding style, location and reasoning of build.
Financial Management: Participate in the negotiation of new leases, relocations, lease amendments and lease renewals. Ensure completion of club development in accordance with the predetermined financial returns, market strategies, budget and opening date. Manage the annual overhead budget for Real Estate and Construction. Oversee the tracking, control and reporting of lease and construction costs, budget and variances.
Strategy: Manage the Real Estate Steering Committee, Business Case Approval and Real Estate Board agendas. Prepare presentations to the executive team with recommendations, signed deal letters, potential sites, renewal options, expansions, landlord disputes and other matters affecting existing and proposed locations. Ensure real estate transactions and construction contracts meet the financial and operating objectives of the Company. Travel to required market areas to visually inspect and evaluate proposed sites, existing clubs and competitors within the trade area.
Identify needs and build internal and external team to support the development and execution of existing and future real estate strategies. Determine short and long-term planning strategies for real estate, construction and interior club fit-out. Ability to benchmark current and long term objectives against industry standards and adjust work to meet any significant changes in real estate and club development direction required by competitive and economic situations within the industry.
Project Management: Manage the real estate pipeline development and execution process from strategy to site identification through lease signing, construction and club opening. Oversee construction and club interior fit-out. Oversee re-forecasting and communicating the club opening schedule actual versus plan monthly.

Provides clear direction and support to Movati NCO Project and Construction employees, to facilitate their success and skills development.

Preferred Professional Experience:
10+ years’ experience within a related scope
5+ years experience in Real Estate development.
5+ years of experience leading an organization through rapid growth phases and transformational change
