Call Out - Dutch Bros is looking to hire a motivated and skilled individual with significant experience in lease negotiation and administration to assist in the preparation of lease and other real estate documents.
Tasks & Responsibilities: This role is responsible for supporting the following areas of the Legal Department with guidance and general oversight from the General Counsel (“GC”) and Finance Department:
Draft, review, and revise various types of transactional agreements in connection with real estate management and leasing. Examples of documents would including, ground leases, build-to-suit leases; purchase and sale agreements; license agreements; estoppel certificates; SNDA’s; letters of intent; settlement agreements; lease guarantees; lease commencement agreements; other real estate related transaction documents.
Review, markup, and prepare redline responses to counter-offers made by prospective tenants and their legal counsel.
Research and interpret lease language in consultation with attorneys, and provide information and guidance related to real estate and lease matters, as requested by the real estate, finance, or construction departments.
Coordinate work of outside counsel with General Counsel and Site Acquisition Support Specialist.
Review and interpret lease terms from LOI’s prior to drafting lease agreements.
Review and confirm that dollars agreed to in LOI’s have been translated accurately into lease documents.
Proofread drafts of legal documents.
Facilitate and track routing and signature of various documents/forms/lease documents.
File, fax, scan copy and distribute lease documents and other correspondence for execution and distribution
Perform intake of new lease and sublease agreements in Lucernex by entering and maintaining accurate information.
Create lease abstracts of all leases and maintain and track lease terms in Lucernex.
Prepare reports and analysis of leases as requested by internal departments including finance, real estate, construction, and legal.
Conduct annual audits and data validation of lease agreements and Lucernex lease database.
System and Process Development
Assist in development and revisions of master legal documents in coordination with legal, real estate, and development departments.
Work with Director of Legal Operations to manage Legal Department’s Lucernex workflows.
Manage document preparation workflow within Lucernex project management module.
Ensure scrupulous compliance with system process and standards for the protection of the company.
Must have minimum five years’ commercial real estate experience including drafting documents and managing a real estate portfolio; paralegal experience is a plus; BA/BS with related experience or Associate Degree required; advanced level of proficiency in Word, Outlook, and Excel; extensive document drafting experience, including redlining, and comparison features; ability to handle a fast paced, deadline driven environment; high level of attention to detail and accuracy; additional helpful skills would include the ability to review title reports, track due diligence, and assure timely execution or closing of real estate transactions; experience with the Lucernex project management module would be a significant bonus.
