Oversee and manage the day-to-day operations of the site acquisition team made up of both internal site acquisition managers and outside site acquisition brokers. The role of the site acquisitions team is to provide development sites for each development platform by locating, negotiating, contracting for and acting as prime contact with seller through development.
Create team structure that will optimize results for the Company including determining territories or other organizational structures.
Create and manage all process necessary for the day-to-day operations of the site acquisitions team.
Provide daily guidance and direction to acquisition personnel.
Provide direction on contract terms and conditions working closely with legal to assure all Company standards are met with each contract. Oversee approval process for contract creation through the legal department.
Meet regularly with the leasing team to determine and track tenant lead opportunities and track leads to assure follow up. Report back to leasing team on progress so they can communicate same to tenants.
Work closely with market research to determine markets that meet Company standards for potential developments focusing on economics, demographics ad tenant voids.
Act as liaison between the acquisitions team, CEO and leader for each development platform assuring that the acquisition team is providing appropriate level of service for development platforms.
Organize and oversee regular acquisitions meetings for each development platform that include the leader of each platform.
Work closely with all Company platforms to assure they are getting the required level of service from the site acquisitions team.
Oversee all third-party broker relationships associated with the site acquisition team and engage third-party brokers as necessary.
Approve all site acquisition invoices for land closings prior to sending to accounting for payment.
Coordinate with development teams for each platform on due diligence items to assure there are no easily identifiable fatal issues with sites prior to going to contract.
Be readily available to the entire site acquisitions team to help in any way necessary on any issues.
Develop roles and responsibilities for the site acquisitions team and monitor work load, productivity and level of performance of the team. Make ongoing adjustments as necessary.
Guide team members in creating personal development plans, monitor progress of plans and provide resources to help implement the plans.
Provide recommendations for team member’s salary, salary increases and bonuses.
Attend leadership team meetings and provide input on overall Company plans and projections.
Provide any site acquisitions reporting to leadership as required
