Dynamic and fast-paced real estate acquisition and property management firm based in Chicago loop is in need of a Financial Analyst to add to our growing Asset Management and Acquisition Department. This entry level candidate(2-5 years experience) will provide financial analysis, modeling, and operational support for portfolio and asset management of commercial real estate investments owned directly or via joint venture; provides support of the underwriting and closing of any new commercial real estate initiatives.
Provide financial analyses, modeling and operational support for acquisitions and asset management group in connection with its commercial real estate acquisitions and portfolio management activities.
Perform in depth financial analyses, including :
Cash flow projections with complex financing structures;
ARGUS valuation models and sensitivity analyses (experience with ARGUS is highly preferred)
Sophisticated Excel-based analytical tools including macro-enabled financial models valuation;
Competitive position, operations review and due diligence analyses.
Gather and evaluate economic, demographic and real estate market data for input into client deliverables and valuation models.
Read and review real estate documents (e.g. leases, environmental and engineering reports, appraisals, etc.) and prepare abstract reports for clients and prospective clients.
Analyze and verify project budgets and pro-forma assumptions.
Obtain and confirm third party reports.
Review and verify due diligence documentation, such as tenant rosters, leasing proposals, budgets and monthly operating reports.
Review and assess rent and sale comparables.
Interact with the market and utilize market research to understand current real estate market conditions.
QUALIFICATIONS AND REQUIREMENTS
Bachelor’s degree in finance, business, economics and/or real estate with excellent academic credentials.
Proficiency in ARGUS software valuations and financial analyses – THIS IS A MUST HAVE!
Strong computer orientation and proficiency with Microsoft suite of products.
Strong organizational and multi-tasking capabilities; sound judgment and problem solving skills.
Ability to manage complex business relationships; maintain confidentiality and discretion.
Knowledge of and experience with Yardi and MRI software programs.
3-5 years of work experience in commercial real estate.
Knowledge of planning and project management.
Knowledge of financial statement analysis and financial modeling.
Self-motivating individual who is detail-oriented, has strong organizational skills, and the ability to work independently and within a team under deadlines.
Strong work ethic with the ability to multi-task, work successfully under pressure and effectively manage time and workload.
