This position is responsible for overseeing the internal operations as well as the overall service delivery of a privately owned, commercial real estate development and Holding company. The Chief Operating Officer will set strategies for long-term growth of the existing company and assist in overseeing the current company divisions which include land acquisition and commercial real estate development, leasing, property management, and commercial contracting. The COO will play a critical role in the development of company-wide policies; enhance processes that ensure continued growth, financial strength, operational efficiency, and navigate a multigenerational transition.
The core responsibilities include, but are not limited to, planning, implementing and executing the strategies for domestic growth, create methods of accountability to ensure customer satisfaction, enhance overall business model to ensure effectiveness and support policies, goals and objectives established by the three Principals. Primary responsibilities of the COO:
Oversee the day-to-day operations of the business;
Develop an annual operating plan that supports the Corporation's long-term operations strategy in collaboration with the Principals and other executive managers.
Create redundancy amongst the staff to promote transparency.
Drive strategies and philosophies that increase profitability through growth, efficiencies, diversification in the development, real estate and construction arenas.
Implement process that forces decisions, compromise and incremental progress.
Assist the Principals and the CFO in developing and overseeing the long-term business strategies of the Corporation;
Assist the Principals in overseeing the Corporation's achievement and maintenance of a satisfactory competitive position within its industry;
Keep the Principals fully informed in a timely and candid manner regarding the conduct of day-to-day corporate operations towards the achievement of established goals and all material deviations from the goals or objectives and policies.
With respect to operational matters, ensure communications, resolution of issues and project development; ensure the development of health and safety practices for the Corporation and oversee compliance with those practices;
Be available to brief the Principals on operational matters for review in advance of owner’s meetings;
As requested by the principals, present the information necessary or relevant to the upcoming generation.
Foster a corporate culture that promotes ethical practices, tenant focus, and encourages individual integrity;
Maintain a positive and ethical work environment that is conducive to attracting, retaining and motivating a group of top-quality employees at all levels.
Coordinate the sustainability strategies of the Corporation;
Assess and manage the principal risks of the Corporation's business within operations (proposals, projects, and staffing). Set targets with each department. Set operating goals that align with business unit objectives and evaluate results with department managers.
Ensure that there is an effective succession plan in place for the COO position and other key executives of the Corporation reporting to the COO;
Assist the Principals in establishing an appropriate organizational structure;
Evaluate the performance of top managers of the Corporation
Perform other functions, as may be requested by the Principals.
Working knowledge of financial analysis of commercial property and capital market terms and concepts.
Knowledge of commercial investment sales arena - business generation, transaction management, etc.
Demonstrated knowledge and proven experience in operational leadership, people, and project management.
Team player adept at coordinating, monitoring and inspiring others to meet goals.
Experience in business development with a proven track record in building and leading a highly successful team.
Experience in accounting with budget development and oversight experience.
Highly organized and able to successfully prioritize and manage multiple projects.
Strong analytical skills; excellent interpersonal and communication (oral and written) skills.
Seasoned real estate executive, 10+ years in commercial real estate as a Chief Investment Officer, and/or Chief Financial Officer.
Must have extensive knowledge in the due diligence process for new ground-up retail development and/or asset acquisitions.
Bachelor’s degree required; MBA preferred.
Background in real estate investing and finance
Strong negotiation skills and ability to influence and persuade company culture for positive results
Strong staff management skills and experience required
Solid organizational skills
