Are you passionate about the shopping center industry, have an eye for fashion and new business concepts? We are looking for someone to further develop and execute the specialty leasing program at the Palm Beach Outlets in south Florida.
Primary responsibilities include the ongoing leasing and management of the common area RMUs (retail merchandising units), temporary kiosks, temporary inline stores, and ancillary income. Additional accountabilities include, but are not limited to: identify new and unique prospects for the specialty leasing program and/or permanent leasing, prospecting regional tenants weekly, networking, collecting rent, percentage rent and sales for all temporary tenants, negotiating/drafting agreements, tracking revenue from program, work with lease administrator and accounting to ensure the specialty leasing A/R procedures are upheld, and meeting with current tenants.
We are looking for someone that is creative, has a can-do attitude and is willing to push the envelope of traditional retail to identify unique concepts that will enhance the overall shopping experience for our customers through the specialty leasing program.
Achieve income goals - minimum rent and percentage rent.
Find new/different concepts that push the traditional temporary tenant line up at shopping centers.
Devote appropriate effort to prospecting for new tenants.
Bring new concepts into the center to give program a fresh and exciting look.
Resolve any AR issues that may arise from tenants in program.
Engage with current tenants, schedule meetings and develop relationships to help them be successful.
Find ways to increase tenant sales within the program.
Help vendors focus on improving performance by upgrading the merchandise and the presentation of their goods
Negotiate License Agreements: collect minimum rent and percentage rent and handle all necessary paperwork.
Actively monitor, control and adjust Specialty Leasing budget and ancillary income goals to meet year-end projections
Ensure specialty leasing retailers and amenities enhance the appearance and values of the shopping center and meet New England Development’s visual merchandising standards of professionalism.
Promote tenant growth where appropriate via "incubation program" from pushcart to kiosk to temporary in-line to permanent in-line.
Work closely with marketing department to insure ongoing exposure of the specialty leasing program.
Manager on Duty – Supervise all property functions on assigned dates and holiday periods. This position requires flexibility in working hours.
Minimum of 3+ years’ experience in retail, sales or commercial real estate required
Bachelor’s degree with concentration in business, fashion/retail or marketing
Strong organizational and time management skills
Attention to detail and ability to manage multiple priorities
Experience in managing budgets
Knowledge of West Palm Beach market a plus
Resourcefulness, creativity and a well-developed awareness of design principles
Some overnight travel may be required
Excellent interpersonal and communication skills (written and verbal). Selling and negotiation skills with the ability to use tact and diplomacy when interacting with others.
