COMPANY: Our client owns and operates value-add neighborhood and community shopping centers throughout the southeastern region of the US. Their investment platform includes in-house and third-party leasing, property management, asset management, construction, marketing, finance and accounting. They have also invested heavily in technology to enhance and enable best-in-class reporting for all partners and stakeholders.
ESSENTIAL FUNCTIONS: The Construction Manager is responsible for coordinating and managing all resources throughout the life cycle of the project. Manage the General Contractor including: budget, costs, schedule, risk management, insurance, general work performance and quality, and overall progress as dictated by the business plan.
Negotiate the general contract and contract documents and monitor the budget setup and project milestones.
Attend all schedule and management meetings necessary to monitor and manage the project.
Monitor and ensure all purchase and delivery schedules, change order processes, shop drawings and document control logs.
Complete the design, coordination and construction of tenant improvements.
Manage project entitlements including zoning, site plan, and building permit approval processes
Lead the tenant fit-out/coordination phase of a project including the interaction with and management of the tenant and all consultants preparing the space plans and tenant construction documents.
Manage all requisitions and payments including lien releases, and maintain best possible cash flow throughout the project, communicating issues proactively.
Ensure delivery of all warranties, as-builts and oversee close-out of project.
Excellent business judgment demonstrated by consistently achieving profitability objectives; with client and subcontractor relationships in good standing.
Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisions.
