We currently have a full-time opportunity for a talented Maintenance Operations Manager to join Galleria at Sunset’s property management team in Henderson, NV.
As the Maintenance Operations Manager you will supervise and lead a team to manage the mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court activities. You will also provide event support for marketing initiatives and the specialty leasing program for commercial properties.
Additional responsibilities include:
Supervises the mechanical maintenance, grounds keeping, interior and exterior maintenance, and custodial employees. Hires, trains, schedules, disciplines employees. Performs performance appraisals and recommends pay changes. Oversees landscaping and housekeeping and/or food court contract employees and reviews their work.
Oversees the day-to-day mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court functions to ensure the prompt and efficient maintenance, repair and servicing of equipment and facilities within budget constraints.
Troubleshoots complex maintenance problems and develops creative solutions. Performs complex maintenance duties as necessary and timely.
Interfaces with contractors and vendors. Creates written specifications and secures bids for services in accordance with established bid process. Researches and evaluates new housekeeping and maintenance products and procedures. Solicits bids, negotiates with vendors for goods and services. Holds vendors accountable for quality of work, billing accuracy and adherence to property policies and procedures for all projects and contract compliance.
Interfaces with tenants regarding their maintenance and housekeeping responsibilities.
Establishes schedules for repairs and preventive maintenance and ensure they are adhered to.
Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines.
Prepares and makes recommendations for the long-term capital budget. Develops scope, solicits bids, negotiates with contractors, implements and manages capital projects to completion and holds vendors/contractors accountable.
In accordance with property budget, spending authority to purchase supplies for immediate property needs.
Responsible for analysing operations to recommend cost savings, efficiencies, and to meet state, local and federal code compliance.
To be considered a strong candidate for this role, you will be open to working a flexible schedule including some early mornings, late nights and weekends and have a valid driver’s license.
