Our client is seeking a Director of Acquisitions responsible for sourcing potential acquisitions that meet the Company’s criteria; the ability to analyze the acquisition opportunity both quantitatively and qualitatively; the ability to develop processes and procedures consistent with the position along with administrative and internal tracking; negotiate terms of letters of intent and purchase agreements and manage a network of broker and property owners. Self-starter, strong negotiating and communication skills, expert working knowledge of both Excel and Argus modeling programs and strong working knowledge of retail assets and markets.
Leverage existing and create new relationships with investment sales brokers, institutional and private owners, private funds and developers in order to promote the Company’s acquisition criteria and to source acquisition opportunities.
Underwrite acquisition opportunities to include the following analysis and present to the Executive group for discussion. (Proforma, Return analysis, Site/lease plan review, market rents and conditions).
Oversee Argus and Excel projections/proformas.
Draft and negotiate Letters of Intent and Purchase Agreements
Have a complete understanding and working knowledge of the retail real estate industry and trends; remain abreast of economic changes that may impact the company’s investments.
Support all analytical and transactional aspects including market research, due diligence, financing, deal structuring and closing.
Research overall target market conditions
Ascertain all relevant rent, tenant sales and operating cost comparable for the target property.
Land sale value and replacement cost analysis
Communication with Seller throughout the transaction
Strategize with team members to generate creative ideas to maximize revenue as part of the overall acquisitions analysis in determining all potential upside, as well as downside, in the acquisition.
Identify all major risks during the pre-offer period and assist in establishing all offer pricing in both verbal and written format. (SWOT analysis).
Due diligence: Coordinate and have an active role with the due diligence team and oversee the due diligence process. Liaison between Seller and Buyer, request from seller all additional answers to questions that the due diligence team poses until the closing of the transaction.
Provide continued support and be a resource for leasing, property management, accounting, lease administration in the day-to-day operations of the portfolios.
Educational / Experience
Bachelor’s degree preferred.
Minimum of 5 years’ experience in acquisitions and dispositions position, retail concentration is preferred.
Excel and Argus experience with solid modeling background very helpful
Experienced in Word for preparation of presentation materials.
Strong math skills, verbal and written communication.
Self-starter and the ability to work within a team framework and to be able to work independently as needed.
The ability to manage multi-task and meet strict deadlines.
An advanced understanding all retail real estate operations; leasing, property management, construction, lease administration, property accounting and legal.
Familiarity with MRI.
Travel is required as needed.
