Provides broad tactical and operational support to a team of Producers. Assists with the Producers team's ongoing performance of multi-market transaction assignments.
Under general direction and acting within established policies and procedures, perform a variety of tasks to support a team of Producers, juggling multiple tasks throughout the day with changing priorities driven by dynamic business conditions.
Provides oversight of project file (hard copy and database) maintenance to ensure all required documentation is included in the file or database.
Prepares, assembles, coordinates, and completes closing procedures of approval packages for lease and own acquisitions, dispositions, estoppel certificates, and SNDAs in accordance with Client's policies and procedures.
Working knowledge / understanding of real estate documentation: collection, management, and review through BOV and Listing of all documentation needed to support due diligence process (leases, financials, 3rd party reports, etc.) Understanding of contracts / ability to work through transaction management.
Create and / or document existing team processes to improve team operational efficiency as well as identify process breakdowns and implement solutions and integrate with Salesforce.
* Organize weekly activities of team to insure all work is completed per deadlines with attention to quality standards, priorities, and overall goals * Analyze team statistics and prepare reports for team.
Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Highly developed verbal and written communication skills (ability to interact effectively and professionally with a wide variety of internal parties (manager, analysts, sales professional’s, clients, etc.). Solid organizational skills and ability to manage multiple assignments with changing priorities. Strong analytical skills, financial / math skills and a keen sense of numbers.
Constructs LOI, approval packages, confer with landlords on the contract red lines and update deal tracking reports
Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
Drafts and creates a large variety of detailed analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
Incorporates data from multiple sources to generate monthly reports, ensuring accuracy and data integrity in project reporting for Portfolio Planning and Transaction Management teams.
Assists with the coordination of all transaction activity (commissionable and non-commissionable), preparing commission forecasts and vouchers, and accounting for all savings results achieved on behalf of clients.
Prepares and presents financial analysis results for Portfolio Planning and Transaction Management projects. Understands how to calculate book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) to enable clients to make more informed decisions.
Manages and supports Corporate Real Estate system involving tracking lease information, property values, capital expenditures, rental rates, and real estate assignments

No formal supervisory responsibilities in this position. Provides assistance and oversight such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university and a minimum of 2 to 4 years of related experience and/or training. Preferred Paralegal experience. Restaurant or retail experience preferred.
CERTIFICATES and/or LICENSES
Real Estate Salesperson license preferred.
