Effectively manage the daily operations of the shopping center. Utilize planning and human and financial resources to maximize net operating income, and tenant and owner satisfaction. Typically managing between 700,000 and 1.5m square feet.
Manage the operational functions of the center. Oversee all aspects of the maintenance and security of the property.
Manage tenant/merchant relations. Inspect and observe the operation of all tenant spaces to insure conformance to lease provisions, center policies and governmental regulations concerning their use. Investigate tenant complaints and resolve as appropriate. Work in conjunction with leasing agents to maximize tenant and owner satisfaction, as well as assure tenant retention.
Oversee the financial management of the center. Prepare and administer annual budget/business plan. Collect all monies, including minimum rents, percentage rents common area maintenance, operating costs and HVAC. Approve all requisitions, purchase orders and invoices. Manage cash flow to meet lender requirements.
Manage human resources functions for center personnel. Oversee employee selection, development, transfer, discharges and promotions.
Oversee marketing efforts at the center. Work closely with the SVP-Asset & Property Management in the formation of promotions, advertising and special events.
Establish and maintain positive community relationships. Attend various functions as a representative of the center. Review and approve requests for tours, information and public appearances.
Generate revenue for the property through temporary leasing efforts. Canvas area malls for prospects and meet with potential tenants. Show spaces and recommend temporary vendors to SVP-Asset & Property Management.
Perform additional duties as assigned.
Position reports to the SVP-Asset & Property Management. Position has contact with various people inside the organization, including the Owners, Human Resources, Property Accountant, Controller and Leasing. Outside the organization, has contact with merchants/tenants, customers, civic leaders, contractors and attorneys.
This position requires a bachelor’s degree in Business or a related field plus eight to ten years shopping center management experience. Must have a comprehensive understanding of financial, operations and marketing functions within the shopping center industry. A CSM designation is preferred.
Extensive walking – approximately one to two miles per day, touring the property.
Stationary work at a computer terminal or desk and phone – approximately one hour per day
