This position will be responsible the full lifecycle of new schools from setting market entry strategy to pursuing sites. The Director will work closely with the legal department to negotiate project documents, and the construction department to facilitate design, budgets and schedule. This position will remain responsible for all aspects of the deals from initial concept through construction and school opening.
Responsibilities: Regular, in person attendance at designated company site is required to ensure necessary teamwork, personal interaction, and supervision. Implement and execute development processes for targeted geographies. Effectively conduct trade area assessment and tactical strategy development and site selection to accomplish developmental goals and blueprint. Responsible for all aspects of the real estate transaction from initial concept through construction and school opening. Responsible for developing acquisition and market strategies, market analysis, and research. Reviews and coordinates all real estate documents and legal issues with Legal Department. Collaborates with brokers as required to research and target strategic site opportunities. Monitor existing markets to understand evolving trade area trends and determine appropriateness for new development or repositioning. Negotiates with brokers, attorneys, landlords/sellers to develop letters of intent, leases, and real estate contracts for approved sites. Maintains cooperative relations with regional developers, municipal and state departments and agencies. Collaborates with Facilities and Construction to assure lease terms and conditions properly align with proposed projects timeline and lease agreements.
Requirements: Bachelor’s degree required, preferable in business related study Master’s in Business Administration or Juris Doctorate preferred. Minimum 5 years of national real estate development experience with a national retail or multi-unit public company with emphasis on real estate site selection, negotiation and closing transaction required. Proven real estate experience and general knowledge and understanding of excess property, property management and negotiating lease amendments. Experience in presenting projects to local municipalities to obtain project approvals.
