Primary responsibility for identifying, selecting, and acquiring land for net-lease and build-to-suit transactions. This requires detailed knowledge of market drivers, economic trends, demographic data and traffic patterns.
Market research skills to map out geographic areas and identify opportunities within a market area.
Expert on specific markets – know the details regarding demographics, traffic patterns, trends, sales comps, major owners, etc.
Develop and nurture relationships within the real estate community.
Determine/verify property values within a given market area.
Negotiate purchase and sale agreements. Work with property owners to negotiate most favorable terms for sale of their property.
Inspect and thoroughly investigate the site for potential issues.
Conduct initial property due diligence to fully understand the issues and risks of final acquisition candidate properties; including road improvements and other information available from local authorities.
Gather research on the market, information on schools and competition, traffic counts, and photographs of property and market.
Communicate and cooperate with Development, Construction, and Legal departments on due diligence and underwriting of potential deals.
Follow up as required with owners, local authorities on zoning and variance issues.
Bachelor’s Degree Preferred, with advanced study in Real Estate a plus.
Must have the ability to interpret proformas, demographic reports, and legal documents.
