The Real Estate Manager position is a mid-level growth position in the company’s real estate group. The Real Estate Manager will facilitate the preparation, evaluation, and formal review of site selections submitted from the Director of Real Estate. The real estate manager will also work towards optimizing the fleet of stores in formal deal making and bringing a real estate negotiation from start to finish. Execute the real estate strategy by using your market knowledge to analyze target markets.
Maintain and manage strong network of brokers, landlords, and developers.
Manage existing store portfolio through restructuring of renewals and property dispositions, and selecting and negotiating relocations and new store acquisitions.
Evaluate, analyze, and negotiate business terms to assure maximum profitability.
Collaborate and communicate regularly and effectively with internal partners to oversee the coordination and preparation of pro forma and budgets for all projects.
Evaluate and negotiate LOI terms and work with Legal through lease and amendment negotiation process.
Prepare for, present to, participate in, and collaborate with Real Estate Committee meetings.
Conduct analyses and reporting on all levels as requested.
Prepare presentations to the Board, Executive Committee and other internal committees
Various other projects/tasks as they arise
Some travel will be required
No direct supervisory responsibilities but must be able to manage network of brokers and outside vendors as relating to new store acquisitions, relocations, lease renewal negotiations, and property dispositions
Bachelor’s degree in Real Estate or related field or equivalent combination of intellectual instruction and work experience
Retail Real Estate experience in leasing, site selection, and complex negotiations.
Strong knowledge of industry and established relationships that include brokers, developers, and landlords.
Highly computer-literate and proficient in spreadsheets, documents, presentations, and mapping software.
Willing to travel periodically to assigned territory.
5-8 years of experience working in real estate for a large retailer or shopping center developer is required.
Experience in executing long range real estate strategy.
Proven track record of transaction success and familiarity with structuring, negotiating, and moving deals across the finish line;
Experience focused on leasing space in strip centers, freestanding buildings, and out parcels.
Experience dealing in geographically diverse areas in North America.
Strong financial acumen and detailed-orientated, quantitative approach to the business.
Must be able to operate in a deadline driven environment while maintaining strict attention to detail.
Self-starter with an ownership mentality and a strong sense of drive and urgency to meet goals.
