The SENIOR LEASING REPRESENTATIVE will join the Brand Real Estate Services leasing team currently responsible for a 5M square foot portfolio. The dynamics of a third party services company will provide candidates with the opportunity to interact with property owners, retailers, brokers, and internally across all disciplines including management, leasing, accounting and construction. Transaction volume is the measure of success and requires a strong work ethic by an independent and self-motivated professional. Working from home is a personal choice, although the company will provide an office and support staff capable of shepherding deals through the process. SENIOR LEASING REPRESENTATIVES will have the full support of the EVP Leasing to assist in navigating deal approvals, networking, etc.
The primary responsibilities of the SENIOR LEASING REPRESENTATIVE are sourcing prospective tenants, negotiating lease parameters on new deals and renewals, and cultivating tenant, broker and ownership relationships.
Effective marketing will begin with a thorough understanding of portfolio demographics, traffic patterns and market trends and being knowledgeable of competing shopping centers and rental rates. The subsequent development of a marketing strategy is the foundation for all future leasing initiatives.
Sourcing prospective tenants will require outward marketing efforts to include personal visits to competing centers, cold calling from curated lists of appropriate merchandise categories and sending relevant marketing packages and materials to Tenant Brokers.
Negotiating lease parameters will require an understanding and knowledge of current market trends (rates, concessions, terms etc.) and the physical constraints of the premises relative to the needs of the prospective tenant. SENIOR LEASING REPRESENTATIVES should have the ability to understand a situation (or deal scenario) and creatively, logically develop alternatives to determine a course of action. Ultimately communicating your strategy to an Owner for deal approval is paramount.
Experience leasing a diverse retail portfolio for 5 – 7 years
Ability to establish successful marketing strategies involving call follow ups, site visits, and presentations as required
Develop and maintain long term relationships with tenants, real estate brokers and their clients
Coordinate with property management and/or contractors for new and existing tenant improvements
Ability to interact with Owners or Asset Managers for approval of proposed deals (with proper support business plan, financials) and to demonstrate leasing efforts through monthly leasing updates
Georgia Real Estate License
