This role executes Valvoline Quick Lube Management’s (VQLM) Canadian store growth plans for both franchise and company locations. Major responsibilities include: identification and prioritization of new sites, preparation of project economics, deal making and contract negotiations. This role is accountable for the oversight of permitting and entitlement processes and ultimately store delivery.
Defines and maintains an extensive broker and developer network that creates opportunity for the placement of quick lube stores
Collaborates with internal site analysts for site selection
Researches new and existing submarkets through broker networks, new market surveys and visits Responds to site submittals
Prepares and presents site application package for Committee
Reviews and approves conceptual site plans
Conducts market tours, negotiates LOIs, and negotiates contracts
Meets with landlords, land owners, developers and city representatives and provides oversight of permitting and entitlement processes
Maintains effective working relationships with all developers, landlords, franchisees, and internal team members
Accountable for budget execution of development projects. Provides input for the preparation of the Capital Budget regarding real estate activities, plans, and programs
Responsible for store delivery via oversight of design and construction partners
Negotiates lease extensions and amendments as required for existing facilities
Reports progress and status of pipeline, projects, and business plans
This position requires an attention to detail, organization, and excellent communication skills
Must possess the ability to manage a high volume of projects successfully with minimal direction
Minimum Bachelor Degree Business Admin., Real Estate, Engineering or Finance
5-6 years related experience
Proven experience in retail store site selection with and site layouts and construction practice.
Strong experience in retail lease and purchase contract management with strong business and financial acumen are critical to success
Must be authorized to work in Canada
