The manager, real estate, is responsible for developing and implementing real estate market strategies within an assigned geographical region. This position leads the real estate development team in new store, expansion and remodel projects, coordinating with regional operations and other departments, to deliver strategies in conjunction with the real estate capital plan. The manager also coordinates real estate committee meetings to address various issues including property management issues, lease renewals, competitive activity and disposition of surplus assets and closed stores.
Primary Responsibilities & Accountabilities
Develop real estate strategies for multiple markets within a geographic region in conjunction with overall business goals.
Perform regular strategic evaluations and research of total market area and site data; select the best site opportunities in each market and determine the appropriate layout for those locations.
Utilize sales forecasting tools such as the gravity model to evaluate potential sites; review financial models and project budgets.
Negotiate leases and real estate contracts; request and coordinate execution of leases and other documents.
Negotiate with landlords for additions and/or improvements to existing company sites, such as exterior improvements and the addition of a pharmacy or liquor store.
Maintain working knowledge and understanding of construction activities and governmental regulations, including planning and zoning regulations, wetlands and environmental issues.
Collaborate with other departments including operations, development and legal to ensure information is disseminated to the appropriate parties to assist with decision making.
Evaluate and respond to landlords’ proposed shopping center changes; analyze site plans, competitive information and other data to determine financial impact.
Monitor competitive activity within assigned geographic region.
Request and facilitate the preparation and execution of legal documents necessary to consummate real estate transactions; review the legal documents to ensure accuracy and completeness.
Gather information and prepare project submittal packages for the real estate committee.
Complete special projects as directed by the director.
Perform other job-related duties as assigned.
Bachelor’s degree in business administration, finance, real estate or related field.
Five years of retail big box real estate experience, either as a developer, broker or tenant representative.
Possess a valid driver’s license with a satisfactory driving record.
Ability to read, write and speak English proficiently.
Ability to understand and follow English instructions.
Authorization to work in the United States or the ability to obtain the same.
Successful completion of pre-employment drug testing and background check.
