Shine Associates is looking to recruit a Vice President, Leasing to join the team of an established Northeast Retail Development Company. This is a fulltime position working directly with the Founder and collaborating with the Leasing Manager to work aggressively on the leasing of its shopping centers. This person will play a key role in the evaluation and assessment of the portfolio, the development of the tenant base, and impact the value and shape the portfolio for future investment success.
Candidates who qualify for this position will be ambitious leaders with commercial retail leasing and sales experience. The Company is looking for a persistent, goal oriented, leader who understands the importance of prospecting and developing tenant relationships. Candidates will demonstrate a track record of success in retail leasing with attention to tenant mix, tenant credit worthiness, details and long-term investment performance. Candidates will also demonstrate the ability to manage, mentor and grow other team members and play a leadership role within the organization.
Lead the leasing initiatives together with the Leasing Manager with the support of the rest of the team, to carry-out the Company's mission to lease its centers to viable service and convenience credit tenants.
Strategically evaluate the existing portfolio to continually elevate the tenant base, leases and rental rates to positively impact the value of the portfolio.
Aggressively and proactively look for new tenants to fill vacant spaces by cold calling, warm calling, e-blasts, mailings, and in-person canvassing.
Proactively work with existing tenants on renewals, expansions and enhancements that increase the long-term success and value of the portfolio.
Responsible for incoming leasing inquiries and sourcing/developing leads.
Show available spaces to potential tenants.
Participate in planning and implementation of direct marketing campaigns along with the Marketing Coordinator.
Participate and represent the Company in regional ICSC and associated networking events.
Cultivate and maintain relationships with desirable prospective tenants including national retailers, regional retailers, and selected Mom & Pops.
Work to populate and maintain a robust CRM system to track existing, prospective and targeted retail tenants.
Review industry publications to identify potential national and regional tenants and industry trends.
Be an active participant in the future growth of the portfolio, by contributing leasing insight and strategic marketing concepts during the acquisition, development and re-development of owned properties.
Minimum five (5) to ten (10) years of experience in retail property ownership and retail leasing.
Desire to work in an environment built around a culture of integrity, hard work, collaboration, and accountability.
Four-year college degree preferred.
Excellent sales, negotiation, and interpersonal communication skills.
Knowledge of and experience in the Greater Boston and Eastern Massachusetts commercial real estate landscape.
Deep knowledge of the intricacies of working with commercial tenants and the broker community.
Ability to multi-task and handle many moving pieces in a fast-paced environment.
Drive the success of digital marketing, e-blast campaigns, and website basics, including social media.
High level of knowledge of commercial real estate deal structures and lease terminology and agreements.
Assist in the development of leasing and marketing assumptions along with the Bierbrier acquisition team.
Detail oriented with strong organizational skills.
Knowledge of MS Office software package (including MS Excel).
