**This position could be located anywhere in the Midwest or West regions of the U.S.
Responsibilities (Essential Functions):
• Manages leasing and roll out of common are bars across the WPG enclosed asset portfolio: identifies available bar locations in portfolio; vets issues related to common are bars such as kiosk and anchor restrictions, exclusives, liquor license issues, utility availability, costs, noise and co-tenancy; communicates common area bar deal structure to Specialty Leasing team; identifies, qualifies and secures prospective tenants which meet the needs of our guests either directly or through Specialty Leasing; prepares and submits all approval documents for common area bars; coordinates bar design and construction issues with Project Manager, mall teams, tenants, Legal and Development; assists in obtaining anchor approvals through Development; ensures that common area bars meet financial and growth targets
• Responsible for leasing restaurant space at assigned properties • Develops merchandising plans, prospect lists and strategies to incorporate restaurants which meet the needs of our shoppers into assigned properties • Assists in the preparation of plans and budgets for the redevelopment or re-merchandising of assigned properties • Continually identifies opportunities to incorporate restaurants into the portfolio and assists in maintaining database of restaurant opportunities. • Negotiates economics, lease terms and workletters for new leases and renewals which meet the Company’s timeframe and meet or exceed the Company’s expectations on other terms with input as needed from Leasing, Construction, Development, Accounting, Legal and Property Management • Presents deals for committee approval • Negotiates leases with the assistance of Legal and the input of Leasing, Construction, Development, Accounting and Property Management • Schedules and conducts tenant portfolio meetings • Attends ICSC functions to continually build the awareness of the Company and restaurant opportunities within the portfolio • Interacts with other members of the Leasing Department team to share information • Researches and works within existing exclusives • Coordinates and facilitates the timely communication of information such as letters of intent, workletters, leases, lease exhibits and other related items • Negotiates renewals of restaurant leases at assigned properties. • Assists Leasing Representatives as necessary in negotiating restaurant deals • Reads trade journals and other professional literature relating to the restaurant and shopping center industries in order to stay informed of leasing trends, innovations and changes within the industry • Builds productive relationships with key restaurateurs and brokers. • Remains knowledgeable of restaurant tenants’ growth and changing strategies • Performs other duties as assigned or directed
Skills (Desired Abilities): • Excellent communication, sales, interpersonal, management and administrative skills • Must be self-directed • Good computer skills • Strong negotiating skills • Knowledge of restaurant construction costs and techniques preferred • Understanding of restaurant workletters preferred • Must be able to work on a large number of deals in a variety of centers simultaneously and bring deals to closure • Regular, predictable attendance • Ability to work in stressful environment • Ability to work peacefully with co-workers • Punctuality • Performs duties on other job duties as assigned
Qualifications (Education and Experience): • Bachelor’s degree in real estate, finance, business, marketing, or related field • Minimum of 3-5 years experience in retail leasing, restaurant leasing or restaurant development. • Prefer previous experience leasing restaurants either for a Landlord or Tenant • Extensive knowledge of shopping center and retail industry • Good knowledge of the restaurant industry and successful concepts (both national and regional) across the spectrum of fast casual, casual dining, polished casual and fine dining preferred • Must be able to travel 30-50%.
