PRIOR EXPERIENCE ON HIGH-PROFILE RETAIL PROPERTIES AND/OR MIXED-USE PROJECTS REQUIRED.
The Vice President will oversee our client’s high-profile Texas project and have direct accountability for the overall long-term performance of a highly regarded, best in class mixed-use development. In this role, the candidate will oversee all facets of running the project as ownership’s direct representative.
The Vice President will report directly to the President of Retail and a Managing Director
The activities listed below are not all-inclusive but indicate primary tasks for this position.
Serve as the “CEO” of the project
Lead the onsite management team, including the General Manager.
Must possess effective leadership skills including taking the big picture approach, challenging the process and leading change, inspire a shared vision, enabling others, and moving the process forward.
Manage processes and communication within the multi-disciplinary team, including department staff and outside consultants such as legal, design, construction, and other professionals working on the project.
Work with retail leasing team to ensure lease-up and optimal tenant mix to achieve maximum rent and sales.
Direct responsibility for negotiating leases and ensuring deal parameters are met.
Develop a thorough knowledge of the local market including all competitive properties, up to date supply/demand data, current deal pricing, product trends, and area demographics.
Stay abreast of trends within the real estate industry and the retail world to meet today’s customer needs
Develop and implement the strategic business plan for the project.
Maintain overall responsibility for the P&L of the project.
Maximize property cash flows through maximizing revenue and controlling operating costs.
Marketing oversight, tenant relations, and public relations:
Oversee the Marketing Team in developing and executing the marketing brand/plan to increase traffic and sales.
Review business/sales/performance to be aware of successful operator trends and any potential future bankruptcies or closures.
Reinforce and maintain relationships with local businesses, community groups, media, and governmental entities.
Serve as spokesperson for the project and as a community leader to bring goodwill to the project.
10+ years of increasingly responsible real estate experience and supervision, with a strong emphasis on high-profile retail properties and/or mixed-use projects required.
Higher-level project involvement experience such as asset management.
Undergraduate degree required, MBA or Master’s degree preferred.
Excellent written (including writing financial reports) and oral communication skills.
High degree of initiative, motivation, and ability to self-start.
Demonstrated ability to lead a team to success – preferably over multi-disciplines including management, construction, leasing, marketing, and revenue generation.
