The Development & Leasing Manager is primarily responsible for initiating and overseeing commercial development opportunities through all phases. Other key activities could include leasing and asset management responsibilities. This position reports to the CEO and executive board.

Development: Primarily focused on retail, medical office, and other commercial real estate development opportunities in the Southeast.
Lead site reconnaissance and selection process based on identified tenant prospects or strong land opportunities
Carry out land purchase negotiation and execution of purchase contracts
Perform project and site due diligence activities, including; engagement of consultants and feasibility analysis with conceptual site planning, financial modeling, and market receptiveness
Manage consultants and execute on land development and permitting entitlement processes with all stakeholders including; municipalities, transportation departments, environmental agencies, etc.
Perform project budgeting and financial modeling to ensure return thresholds are achievable
Market and lease project to threshold requirements and coordinate development activities with tenant and broker representatives
Negotiate and execute lease agreements or contracts with users of developed property or buildings
Facilitate and oversee design processes with engineers, architects, municipalities, tenants, and other stakeholders to achieve plans that function within budget
Bid and procure construction contracts. Oversee construction of project as owner’s representative.
Leasing/Sales: Assist with leasing commercial space within the company’s existing and future portfolio.
Build relationships with commercial brokerage / retail tenant community
Create and distribute marketing materials for available space and sites available
Update website and internet outlets with marketing materials
Engage third party brokerage firms to lease company assets, as necessary
Market and broker portfolio property for sale.
Asset Management: Assist with tenant relationships, lease negotiation and key property positioning activities.
Prepare and review leases for compliance and administration
Assist in lease renewal negotiations
Help establish and carry out strategic property asset goals for leasing, tenant mix, competitive position, and capital expenditures
Assist on refinancing and transaction activities for properties.
Minimum 3 – 5 years’ experience in commercial real estate development, asset management or brokerage is desired
At least a four-year bachelor’s degree is required
Demonstrate working knowledge of building design, construction, site planning and design, and governmental permitting processes
Interest in retail, office and medical office development is preferred
Creative ability to design marketing materials with photographs, aerials, maps, demographic information, etc.
Proficient in Microsoft suite including; Word, Excel, PowerPoint, and Outlook
Must have strong knowledge maneuvering municipal GIS systems
Brokerage license in NC and/or SC is a plus
Must exercise honesty, integrity and respect with company employees, clients, vendors and tenants
Demonstrate the ability to make sound decisions in the capacity as a manager and exercise initiative to take responsibility of engaging in tasks and completing in an efficient and quality manner
Ability to work successfully in a team environment and coordinate with various levels of staff and outside vendors and client representatives.
