GENERAL SUMMARY & SCOPE
The Director of Real Estate Market Research will develop and lead all aspects of Ulta Beauty’s real estate analytical programs. This position will be responsible for developing innovative and best-in-class research programs that provide valuable insights to Ulta Beauty’s consumers, competitors, site attributes and market characteristics. The Director will lead analytical studies for forecasting sales potential at proposed sites, as well as models for optimizing total market level sales and profitability. This role requires a highly collaborative leader who can effectively direct analytical projects, interpret key observations and communicate findings to the Real Estate Committee, Growth & Development team and cross-functional partners, while prioritizing collaborating with the Growth & Development team to assist them in preparing for and presenting to Real Estate Committee.
PRINCIPAL DUTIES & RESPONSIBILITIES (*Essential Functions)Collaborate with VP Growth & Development – Real Estate Strategy and Regional Vice Presidents of Real Estate to identify, validate and forecast new store opportunities and market growth plans.
Partner with Consumer Insights, Marketing, Finance, Store Operations and other cross-functional departments on analysis of new and existing Ulta Beauty locations.
Lead a team of Research Analysts, Research Associates and 3rd party consultants to perform analysis of proposed new sites and existing store lease renewals.
Direct the development and full utilization of real estate analytics and market optimization models, including Research Scientifics platform.
Present sales forecasts, sales transfer estimates and market research findings to the Real Estate Committee.
Develop and maintain accurate and up to date database of store attributes, trade area definitions, consumer profiles and competitor stores.
Maintain the 5-year growth plan for every market, consisting of existing stores, REC approved stores and identified future store locations.
Analyze consumer influences and trends that affect the future growth and performance of our stores.
Stay abreast of new business intelligence trends, technologies and efficiencies to ensure that Ulta Beauty’s research remains best-in-class with the latest offerings in the industry.
Manage and mentor the research team to ensure all projects and analysis are on time, accurate and complete.
Undergraduate degree in related field (geography, urban planning, business, real estate, statistics and/or market research) required.
Excellent communications skills – written and verbal – ability to translate technical/analytical information into effective strategic messaging
Strong presentation skills
Ability to manage, develop, coach, and mentor staff
Strong analytical and advanced quantitative skills
Strong Microsoft Excel and PowerPoint skills

SPECIAL POSITION REQUIREMENTS
Eight or more years of progressively responsible experience in market research analysis
Knowledge of and experience with retailing, shopping centers, consumer patterns and quantitative research techniques
Familiarity with GIS (Geographic Information Systems) and predictive analytics models (such as Research Scientific).
