The Managing Director will direct and oversee the Commercial Property Management Division, which is responsible for the management, operations, budget administration, maintenance, energy management, security, specialty leasing, insurance, and tenant relations. Will work in collaboration with Property accounting group lease administration and collections for all assigned portfolio assets.
In addition to performing the duties and responsibilities of a Property Manager, by managing select properties, the Managing Director will provide dynamic leadership to the department and maintain responsibility for department level planning and execution of innovative, strategic initiatives designed to improve overall departmental performance and grow managed asset base.
MAJOR DUTIES AND RESPONSIBILITIES:
Articulate, implement and maintain Best Practices property management operations. Ensure superior customer service, utilizing a proactive approach, for tenants, owners and associates.
Enlist, enlighten, energize and empower teams. Impart a shared vision, enhanced through developing a department mission, shared goals and providing associates with fulfilling career experiences. Provide leadership and direction to others in the department and company regarding technical aspects of property management. Develop and implement formalized training to achieve department objectives. Mentor associates with succession planning in mind.
Execute business plans, evaluate financial performance and establish and implement appropriate policies & procedures. Develop best practices and efficiencies within the department.
Act as the liaison between the Team and other departments in the company especially Property Accounting , Construction and Tenant Coordination to ensure streamlined communications. Find innovative solutions and collaborate with other departments to drive the department forward.
Deliver appropriate level of profitability. Continually evaluate property performance, establish specific goals, devise strategies and tactics to be employed in the pursuit of the goals, and measure progress toward achieving the same.
Capitalize on value creating opportunities by contributing to the development and implementation of other income producing strategies, including pursuing third party management opportunities.
Evaluate the financial performance of various operating companies and expenses on the commercial properties in the Midwest. Coordinate the efforts of the Property Management Team in the development of the property budget and be ultimately responsible for its content, presentation and implementation. Provide periodic budget variance analysis, general ledger review, initiate required journal entries, assist in CAM reconciliation strategies, enhance overall recovery, etc.
Oversee utility costs and maximize energy efficiency at the property by monitoring utility usage, studying and implementing effective energy management techniques, joining purchasing cooperatives and negotiating utility purchasing contracts.
Ensure that Team is working collaboratively with the leasing representatives to identify potential tenants. Assist in the development of long-term strategies for upgrading centers, including development of a lease plan designed to improve the centers’ overall tenant mix, rent roll, and tenant quality. Oversee the short-term leasing arrangements for use of the shopping centers’ common areas and vacant in-line spaces
Ensure team is periodically reviewing sales figures to monitor tenant / center performance, identify risks and recommend appropriate rent levels, etc., to maximize the center’s market value.
Encourage collaboration with Property Management Team, Construction and Asset Management to develop long term capital plans including recommendations for timing of projects, oversight of projects and use of shopping center escrows and resources to fund projects.
Monitor the collection status to develop strategies to minimize delinquencies.
Develop and maintain relationships with community leaders, civic groups, clubs and organizations in order to enhance the position of the shopping centers within the respective communities. Under the direction of the Marketing department, periodically communicate with the public officials and/or employees in the community to promote goodwill and a spirit of cooperation.
Develop strategies to minimize or prevent potential liability at the properties and ensure adequacy and completeness of coverage.
Direct and/or oversee the market research, advertising and promotion of the shopping centers to enhance leasing opportunities and maximize sales and percentage rent.
Serve as a member of the Risk Management team which coordinates and directs the renewal efforts for the entire insurance program for the company. Including daily and weekly contact with our broker, meetings with current carriers or potential new sources of coverage, and constantly evaluates the effectiveness of our programs and Risk Management initiatives.
Direct and oversee the maintenance of the properties to ensure a clean and safe environment, including the oversight of all repair and replacement projects and landscaping.
KNOWLEDGE & SKILLS:
Minimum of 15 years’ experience
Excellent leadership skills
