Project Manager - Retail Construction Lewis Retail Centers, part of the Lewis Group of Companies, one of the largest privately-owned real estate developers in the nation, is actively seeking an experienced Project Manager for its Retail Construction team at the Southern California offices located in Upland, CA. This opportunity will be your chance to join our team of experienced retail center development professionals and will report to the Vice President of Retail Construction. You will oversee the construction of all site, offsite, shell/BTS major tenants, multi-tenant shops and ground lease pads to maintain adherence to Lewis design and construction standards. To qualify for this opportunity, you will have 5+ year’s construction project management experience in Retail Shopping Center development. Experience in--or a combination of--industrial, hospitality or healthcare projects is also acceptable.
Your knowledge of construction principles and sequencing and their application within the context of commercial construction will be top-notch. Project cost accounting principles, strong inspection techniques and the ability to read and interpreting plans and specifications including MEP and civil site and offsite plans will also be in your background. Other essential responsibilities and duties include: - Communicate as a leader both in and outside the organization with all staff and executive personnel to accomplish goals and objectives in a fast-paced environment, while remaining positive, flexible, proactive, resourceful, and efficient.
- Assemble and issue Invitations to Bid to General Contractors.
- Prepare bid spreads to analyze low / high bidders and any areas of concern.
- Participate in the review of Tenant Work Letters to help create a workable and profitable division of Landlord & Tenant work.
- Monitor the general contractor for adherence to the project schedule, budget and quality control.
- Act as the company’s first point of contact for all information and updates for multiple projects.
- Provide monthly project budget updates.
- Facilitate the distribution of information throughout the project team from multiple governmental and utility agencies as well as design and engineering consultants.
- Review/approve or deny contractor / consultant change order requests for applicability and cost.
- Conduct site meetings as required to review schedule, RFI’s, COR’s and quality control.
- Keep Lewis senior managers within the organization apprised of all issues known or potentially foreseeable that might impact schedule, budget or quality of work.
