POSITION/PURPOSE: This Individual will be responsible for the day-to-day shopping center operations.
PRINCIPAL JOB ACTIVITIES:
Plans, directs, schedules, and manages all janitorial, maintenance, waste handling, grease collection, pest control, security, parking lot sweeping, landscaping, repairs, preventative maintenance, construction activities, and overall 24/7 guest experience.
Prepares and administers repair/maintenance and capital improvement budgets.
Responds to property emergencies as needed during and after hours, which includes rotational Manager on Duty and Manager on Call responsibilities.
Decides what operations work is outsourced versus being performed internally.
Effectively manages procurement of services, products & equipment from RFP/bid process to contract/purchase order, to delivery/project completion, ensuring equipment maintenance and competitive pricing.
Hires and negotiates with subcontractors.
Serves as liaison between our client and subcontractors, inspectors/utility companies.
Coordinates and supervises activities with all contracted services to ensure maximum efficiency and overall smooth operation.
Maintains a professional, collaborative, cooperative and service-oriented relationship with employees, tenants, and
Recruits, trains, disciplines and directs the daily work assignments for all maintenance personnel, including assisting in the hiring of associates and performing periodic performance appraisals.
Inspects subcontractor's work on a scheduled basis and ensures all areas are clean, well maintained, in good repair, and that our client is receiving quality service from all vendors.
Performs hands-on general repair and maintenance activities including painting, tile repair, light bulb replacement, and other responsibilities as assigned.
Follows up on all problem areas in a timely and cost-efficient manner.
Conducts daily, quarterly and annual property inspections and prepares property inspection reports as directed by General Manager which include recommendations on additional repairs, major repairs, and capital improvements.
Interfaces with our client’s Construction Supervisors on the coordination of landlord and tenant construction projects. (Tenant construction, major repairs, capital improvements).
Directs work requests to appropriate subcontractor or employees in a timely and cost-efficient manner.
Coordinates tenant move-in and move-out as directed by the property manager.
Investigates complaints from tenants or subcontractors regarding landscaping, maintenance, repairs, and construction issues.
Provides event, seasonal décor and signage support, including equipment set-up, takedown, installation, maintenance, and
Supports center marketing events/promotions as assigned by GM and Marketing Director.
Develops preventative and routine maintenance schedules.
Order equipment and supplies to support facility maintenance and repair activities.
Uses the computer and appropriate software to generate schedules and update work orders.

High school diploma or equivalent.
5+ years of operations or construction management experience with 2 years supervisory experience.
Ability to read, analyze and interpret complex documents, to respond to & effectively resolve sensitive inquiries and complaints, to present information to various levels of ownership, management, tenants and guests.
Ability to define problems, collect data, establish facts, draw valid conclusions & implement problem resolution
Ability to competently utilize Microsoft Word, Excel, PowerPoint and Outlook
Effective verbal and written communication skills.
Must be physically able to climb and legally drive a vehicle.
