The Property Manager position provides general oversight and support in the management of our managed commercial and residential real estate investment portfolio. The Property Manager is involved in all aspects of day-to-day operations of the properties, including but not limited to; lease administration, tenant relations, maintenance, project management, accounting, and financial reporting. The Property Manager handles tenant inquiries and requests and must be familiar with the terms of all tenant leases. The Property Manager assists in the preparation of annual budgets and financial reporting and conducts in person site visits and inspections as needed.
ROLES AND RESPONSIBILITIES
Monitor the physical condition of the portfolio through periodic site visits and work to ensure the long-term preservation and physical standards of SAR properties are maintained.
Lease abstraction, administration, and compliance, including the enforcement of the terms of all lease agreements, key dates, and the billing and collection of rents and other charges.
Manage tenant relations and tenant retention programs.
Manage property level lender compliance issues related to deferred maintenance, reporting, and insurance.
Annual property budgeting and cash flow analysis; verify income and expenses in line with all reporting requirements.
Develop and maintain processes for the review of real estate tax assessments and management of tax appeals as necessary.
General property related information, including database management, website updates, and property intake procedures.
Monitor and review property insurance compliance.
Coordinate repair and maintenance projects with 3rd party vendors, including contract negotiation, cost analysis, and project bidding.
Implement and maintain property and site emergency plans and procedures for each property.
Minimum 3 years of property management experience.
Current or former experience in the commercial real estate sector.
Ability to manage multiple priorities. Enjoy working in a fast-paced, informal, fluid environment with changing priorities.
Experience dealing with clients, ownership, and outside vendors. The person should have the ability to provide solutions in a positive, constructive manner while gaining the confidence and support of others.
Excellent problem solving and decision-making skills. Given the exposure and visibility this person will have, the successful candidate should have excellent oral and written communications skills.
Self-direction, diplomacy, and analytical thinking with courteous and professional manor when dealing with people.
Strong technical and computer skills, including experience with Windows, Microsoft Office, and web-based database software.
