Due to the continued growth of ShopCore Properties, we are seeking a Tenant Construction Manager to join our team in our Philadelphia, PA, San Diego, CA or Austin, TX office.
As the Tenant Construction Manager, one is held accountable to, however not limited to, the following job functions:
Support Leasing with budgets, estimating landlord work, and tasks for prospective and/or current Tenant Deals.
Coordinate with Architect for preparation of lease outline drawings.
Review work letters and lease language to protect Landlord interest.
Assist in lease negotiations with Real Estate and Legal Departments.
Coordinate with consultants to ensure that lease terms of delivery are met.
Prepares/Updates project status reports on a weekly basis or as needed.
Review Tenant construction documents to maintain Landlord standards.
Hold pre-construction meeting with Tenant General Contractors, routine site visits and punch walks.
Track all projects and communicate progress to upper management to work within time frame and budgets.
Ability to travel minimum of 30% to 50% of any given month.
Minimum of 7 years related experience in retail small shop restaurants, pad deals, big box and group up projects.
Working knowledge of retail construction.
Strong Analytical Skills with the ability to multi-task and shift priorities as needed.
Excellent verbal and written communication.
Self-Motivated, self-directed and capable of working independently.
Exceptional organizational skills with ability to interact with tenants and other departments employees.
Proficient in Word, Excel and Outlook. Preferred experience with Honest Buildings.
High Degree of Integrity.
Degree in Construction Management, Engineering, Architecture or equivalent.
