Hutensky Capital Partners is hiring a senior asset management professional to manage an institutional retail real-estate portfolio for our investment funds. Our investors our endowments, foundations and pension funds and invest discretionary equity in value add retail projects in large US markets. The ideal candidate for this position will have extensive retail asset management experience. Additional required qualities include strong financial skills and proven industry, hands-on success and an ability to work both independently and as part of a team. Knowledge of retail leasing and property management is also essential. Cultural fit is critical.

Primary Responsibilities Include:
Hands-on asset management of HCP Funds’ retail properties.
Create strategic objectives for each property consistent with the investment strategy.
Executes strategic plans and monitors variances in the projected performance in terms of projected returns, risk profile and operating issues throughout each property’s hold period.
Maintains a financial model for each property to project returns and to be used for quarterly valuations.
Manage and assist in the preparation of annual property budgets, forecasts and re-forecasts, CapEx and leasing analysis, as well as ownership cash flow distribution schedules.
Manages/Monitors leasing effort at each property and will establish/approve lease terms and where necessary may be involved with negotiating LOIs, lease review or lease negotiation. Oversight of third-party leasing agents.
Coordinates and reviews monthly property operating reports from our property managers or joint venture partners.
Assists and participates in property acquisitions, financings and dispositions as necessary.
Management oversight of property management function on assigned properties
Oversight and direction to JV partners.
Oversee ownership role in developments and project management.
Must Have Qualities:
Experience with retail asset management preferably open air shopping centers.
Strong balance between past experience and potential for growth.
Quantitatively proficient (mastery of budgets, financial modeling, valuations/Argus).
Be able to locate in Hartford, CT office.
5-10+ year projected runway with HCP.
Consistent fit with HCP culture (“doer” not a “manager”, likes working on a team; small, fast moving company; common goals).
