A privately held commercial real estate investment firm located in Palm Beach Gardens, Florida is looking for an experienced (3-5 years) commercial leasing attorney, admitted to practice law, with an enthusiasm for commercial leasing to join their legal department. This position will report directly to the General Counsel and work primarily with the property management and leasing department, thus working and communicating effectively amongst multiple departments is required. The attorney must have experience and proficiencies in all of the following legal areas:
• Reviewing, abstracting, drafting and negotiating new leases (short-term leases, outparcel leases, ground leases, gross leases, etc.), amendments, extensions, assignment and assumption agreements related to commercial shopping centers and single tenant triple net lease properties. Experience in directly negotiating lease provisions with national and regional tenants as well as smaller tenants and their respective attorneys is required.
• Reviewing, drafting and negotiating other miscellaneous legal documents related to commercial leasing such as access and subordination of landlord’s lien agreements, personal and corporate guaranties, commencement date agreements, leasing LOIs, access and license agreements related to service and utility providers, Declarations (CCRs, REAs, OEAs), default and demand letters, abandonment agreements, leasing broker representation agreements, property management agreements, lease termination agreements, etc. Direct experience in negotiating the legal provisions related to the aforementioned agreements is required. The attorney will be primarily drafting from template forms, but must have the ability to draft provisions anew, as and if necessary.
