M & J Wilkow is seeking a General Manager to oversee the management, operation and financial aspects of running Parker Ranch Center, a community shopping center in Waimea (Kamuela), Hawaii.
The General Manager will perform the following duties:
Management, Operations and Marketing:
Oversee overall management of the property including safety, cleanliness and integrity of all areas of all buildings, systems and equipment for all property users
Enforce all tenant lease requirements
Work closely with outside vendors, supervise contract services
Bid out, negotiate and prepare vendor service contracts
Communicate with tenants regarding complaints/issues including maintenance calls
Review and coordinate tenant improvements, signage plans
Develop and maintain an appropriate level of involvement in community affairs and activities representing both the property’s interest and the interest of M & J
Maintain thorough knowledge of area market including all competitive properties and area demographics
Establish an effective working relationship with all Tenant/Store Managers and other key merchants, including specialty tenants to understand and drive
Develop and maintain an effective working relationship with the property’s leasing /broker specialist to ensure budgeted leasing activity
Financial Performance and Reporting:
Achieve budgeted net operating income for property; monitor property expenses within budget
Manage property’s capital to budgeted levels
Assist with the preparation of monthly/quarterly financial reports, reforecasts and sales reports, and annual budget
Monitor the collections of all rents and execute appropriate collection process
Collect and assemble documentation for TI, leasing and capital projects
Review and submit tenant improvement allowances per lease documentation
Direct bookkeeping on the allocation of tenant receipts
Review tax reconciliations and semi-annual tax billings
Review annual CAM reconciliations and assist with analyzing discrepancies
Code and approve invoices in Avid prior to release of payment
Miscellaneous and Special Projects:
Assist with preparation of documents for lender, audit or partner financial requests
Work with marketing team to implement shopping center marketing plan
Prepare documentation for property insurance issues, track certificates of insurance in Ebix system
Coordinate monthly craft fair events with vendors
3-5 years’ experience in Property/Facilities Management
Proficient in MS Excel and Word. Experience in Kardin, Yardi and MRI preferred.
Self-starter comfortable working independently
