The Property Manager will be responsible for the management of lifestyle, power, and grocery anchored shopping centers with travel up to 3 to 4 times a month to properties in the Austin area up through Waco. Given the local/regional travel, there is a flexibility with the work location being either in San Antonio or Austin. The Property Manager initiates all necessary services to maintain and enhance the value, the operating efficiency and the physical appearance of the properties.
DUTIES AND RESPONSIBILITIES:
Create and manage multiple budgets for shopping centers that are under construction and fully stabilized as well as for various anchor tenants.
Assists the Senior Property Manager with creating the annual Property Operating budget and with monthly and quarterly variance reporting.
Develop scope of work for various contracted services, prepare request for bids, analyze bids to ensure costs are within budget or provides a cost savings for the company.
Coding and approval of all contractor invoices.
Enforce all tenant lease requirements.
Responsible for ensuring, on-time, completion of monthly, quarterly and annual reports such as budget variance reports, rent roll certifications, accruals and lease administration forms.
Conduct periodic on-site inspections, including tenant interviews and work with vendors and construction companies to handle warranty, various maintenance and repair, and capital projects.
Handle AP and AR processing as well as collection efforts including court appearances when necessary.
Identify and execute on CAM Expense control strategies and tactics.
Develop and maintain an effective working relationship with the property’s leasing specialist to ensure budgeted leasing activity occurs.
Work collectively with Marketing, Accounting, Leasing and Asset Management on internal reporting and deadlines.
Work with local municipalities to ensure life safety issues addressed and ensure the physical integrity of the structures and property.
Develop and maintain strong relationships with external parties, such as tenants, joint-venture partners, construction companies, vendors and outside consultants.
When necessary, develops and seeks maintenance and repair estimates.
Fully understand and interpret OEA’s/REA’s.
On call 24/7 for property related emergencies or weather events.
Strive to maintain the physical property at the highest possible standards by providing effective leadership for the onsite maintenance team, and diligent oversight of all vendors/contractors providing services to the property.
3-5 years retail Property Management experience in multi-site, lifestyle, power, and grocery anchored centers.
Bachelor’s Degree or significant industry related experience.
Experienced in creating budgets for shopping centers that are under construction, for fully stabilized shopping centers, and for various anchor tenants.
Strong Microsoft Office (Word, Excel, PowerPoint and Outlook) proficiency required.
Experience with JD Edwards, Argus, and Avid is a plus.
